CHARLOTTE– (December 30, 2025)
Houston-based Alliance Industrial Co. has closed on the land acquisition for its debut project in the Charlotte region.
The developer on Dec. 18 acquired a 16.4-acre site at 2782 Commerce Drive in Rock Hill for $2.05 million, according to York County real estate records. Alliance Industrial last year won rezoning and site plan approvals from Rock Hill officials for a project there.
The developer will break ground in March on a 196,560-square-foot, industrial building at the site. The facility is expected to deliver in January 2027.
The project is named Alliance Rock Hill at 77. The building is expected to include 32-foot clear heights, 44 dock doors, a 185-foot truck court, 137 car parking space and 1,716 square feet of office space. The site is in Riverwalk Business Park, a hot industrial area of Rock Hill.
JLL’s Jay Hill and Spencer Yorke are leading leasing efforts for Alliance Rock Hill at 77. Alliance Industrial began its push into the Charlotte region last year when it hired Justin Curis as managing director to lead the firm’s efforts throughout the Carolinas. Curis previously served as vice president of industrial development at Charlotte-based The Keith Corp.
Alliance Industrial’s development portfolio has mainly focused on areas of Texas and Georgia, according to its website. The developer has established divisions across a footprint of 14 target growth markets. Those include Charlotte and Nashville, Tennessee, in the Southeast.
The developer has another North Carolina project in Durham that calls for a 129,600-square-foot industrial building, according to the Alliance Industrial website.
